RESIDENTIAL LEASE AGREEMENT

This Residential Lease Agreement ("Lease") is entered into on [DATE REDACTED] between:

1. PROPERTY

2. TERM

8. MAINTENANCE AND REPAIRS
The Tenant shall be responsible for maintaining the premises in good condition and shall promptly report any needed repairs to the Landlord. The Tenant shall be responsible for all repairs and maintenance except for structural defects and major systems.

9. USE OF PREMISES
The premises shall be used only as a private residence. The Tenant shall not sublet the premises or assign this Lease without the prior written consent of the Landlord.

10. PETS
Pets are permitted subject to a non-refundable pet deposit of $300.00 and monthly pet rent of $25.00 per pet.

11. DEFAULT
If the Tenant fails to pay rent when due or breaches any other provision of this Lease, the Landlord may terminate this Lease and pursue all available remedies.

12. ARBITRATION
Any dispute arising out of this Lease shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association.
